Villa Manager - Kiana's offsite Villa Manager, will help you make the most of your stay. She has been serving discerning customers for over a decade and she is committed to meeting your needs and expectations. Though offsite, the manager is reachable 24/7.
Housekeeping & Laundry - Kiana's onsite housekeeper cleans daily. At your request, the housekeeper can also take care of your laundry (excluding dry cleaning).
In-house Dining – The housekeeper is well skilled in Thai cooking. At your request, she can purchase ingredients at a local market or Central supermarket and prepare a wonderful multi-course meal, ideal for a romantic sunset dinner (or for those whose children make restaurants a daunting task). Western basics can also be prepared for breakfast, lunch, and dinner. For parties of 10 or more, we recommend hiring Madame Rose, the proprietress of the nearby Phuket Town's "Raya" restaurant
Baby Sitting - feel free to go out for dinner, meet friends, enjoy outdoor activities, shop, etc. while leaving your children with the experienced staff. The housekeeper and her husband are excellent with children and will ensure that your children will be well looked after. A baby-sitting charge of 300 Baht per hour will apply for baby-sitting from 19:00. During any part of the day, a charge of 500 Baht per hour (in addition to the evening charge) will apply when four or more children need to be looked after, since additional resources will need to be arranged to ensure the well-being of the children. Baby-sitting charges should be made directly to the housekeeper. If the baby-sitting services are extensive, the housekeeping, laundry, and cooking may not be possible. The children are the 1st priority.

Total usable area (does not include storage, maids area, driveway, etc.) of indoor, covered outdoor, outdoor, and pool are about 266, 235, 118, and 49 sq. meters, respectively. All indoor areas have air-conditioning.

The Baba restaurant – within few minutes walk, Baba offers a home-made international cuisine, authentic Thai cuisine, and a nice wine list. Open from dawn until late, indoor or terrace seating for a romantic dinner for two or private BBQ parties can be arranged.

Location and Climate
Location - Kiana at Sri Panwa is situated on Cape Panwa, the picturesque Southeastern tip of Phuket island. With the many islands dotting the surrounding turquoise Andaman, Sri Panwa arguably enjoys the most spectacular panoramic sea views in Phuket. It is about a 45-minute drive from Phuket International Airport and Blue Canyon Country Club, 15 minutes to Phuket Town and Central Festival shopping mall, and 30 minutes to Nai Harn Beach, a favorite of Phuket residents and the Sri Panwa staff.
Climate - Phuket has a tropical, monsoon climate. November through March is the High Season, and considered the best time to visit, with its lower humidity and cool, ocean breezes. April through May can get very hot, but short and frequent, heavy thunder showers cool it off a bit, and are beautiful to watch coming in off the sea. The months of June, July and August, still considered the "Rainy Season", are generally quite sunny, though short, heavy rains come and go, cooling the island off. Local Thai and foreign residents generally enjoy this period the most, since the island is not very busy. September through October see the most rain during the year.

Kiana employs an offsite Villa Manager, a housekeeper / chef, and a pool and gardening maintenance person. The team is there for you, helping to make your stay as pleasant as possible. The Villa Manager, speaks English, has extensive knowledge of the island, and she can direct you to, and arrange the best places to eat, shop, and enjoy recreational activities, helping you avoid tourist trap pitfalls. The team is happy to be of service to you, and will do their best to make you want to return.

Place a reservation inquiry for Kiana
To reserve a villa through Phuket Vacation Villas please do the followings:
1. Fill in the form below properly and click SUBMIT.
2. As most villas are private holiday home of the owners, we need to final check its availability before accepting any bookings. We shall return to you with an answer within a maximum of 24 hours. If you do not get any respond within the such time window, please contact us on email.
3. Once availability assured, you need to immediately make your decision and confirm the booking. Before you explicitly confirm the booking, the villa remains available in the market for your intended period.
4. Once you confirmed, we will send you an invoice mentioning amount you have to pay and detail payment instructions. We will hold the villa for 5 working days, within which your payment has to reach our account. Shorter period may apply for last minute bookings. If we do not receive your payment within the period, we will put the villa back into the market for your requested period. Should you have any problem to comply this arrangement, please let us notified as early as possible.
5. As soon as we receive your payment in our account, we will issue a booking confirmation notice to both confirm your booking and acnowledge arrival of your payment into our account. Please note that we require the full amount into our account, which means you shall cover all costs related to the fund remittance. You shall pay any possible discrepancy upon arrival.
